Mold Remediation & Removal

In our climate, mold is rarely the root issue — it's the symptom of a moisture source. A slow leak, a past water loss that was never dried to standard, storm intrusion, or condensation from an overworked AC system. Effective remediation has to fix the source, not just remove the visible growth, or the mold returns. Every remediation we do starts with moisture investigation: meters, thermal imaging, and honest diagnosis of where the water is coming from.

Once the source is identified, we scope the remediation to the actual affected materials. Visible mold on drywall usually means growth on the back side of the wall cavity too — that's why surface wiping and paint-over approaches fail. We open what needs to be opened, document everything for your file, and keep the unaffected parts of your property protected.

Containment comes first: the affected area is sealed with poly barriers and placed under negative air pressure with HEPA-filtered air scrubbers, so spores can't migrate to clean areas of your home or business during removal. Technicians work in appropriate PPE, contaminated porous materials (drywall, insulation, carpet) are removed and bagged inside containment, and remaining framing and substrates are HEPA-vacuumed and treated with antimicrobial solutions.

After removal and treatment, the area is dried to standard and, when the project scope calls for it, we coordinate third-party clearance testing with an independent industrial hygienist — air sampling that confirms the space is back to normal fungal ecology before containment comes down. That independent verification protects you, and it's documentation your insurer and any future buyer will value.

We don't do our own mold testing, and you should be cautious of any remediator who does — testing your own work is a conflict of interest. If you suspect mold but can't see it (musty odors, unexplained symptoms, a past leak), we recommend an independent industrial hygienist sample first. Their report tells us exactly what species and concentrations we're dealing with, and we scope from that.
